Master View

Master View is a system and set of analytical tools to evaluate real estate and real estate based securities. Master View provides in-depth property and portfolio analysis to effectively manage all your real estate assets for both growth and risk.

Master View is comprised of three major components:

Database
Master View contains a powerful relational database to store market, property level and lease level information for an infinite number of years. It is shipped with sample market data for 54 of the 327 defined Metropolitan Statistical Areas as well as pertinent demographics and financial, economic and real estate statistics as compiled by the U.S. Department of Census. In order to produce the most relevent evaluation of your assets, you are encouraged to use your own market data. Comparative data may be entered using a statistical or selective based method or may be assembled within the system using property level data accumulated over time.

Master View utilizes Natural Decision System's signature software feature, an English Language Interface so that data can be queried without the need to learn an esoteric command language.

Valuation
Master View performs property performance and discounted cashflow valuations for a property using either annual property or lease by lease information stored in the system.

This comprehensive approach allows real estate to be evaluated from:

  • Bottom Up - property supported by individual leases,
  • Top Down - property supported by level period adjustments, and
  • Broad View - portfolio supported by the underlying property specific data with global adjustments to the individual properties,

with all forms of analyses performed as compared to market.

Portfolios of any size and property type may be consolidated. Adjustments to the CAP, overall discount rate, band of discounts and all growth rates, may be made to the underlying properties from just one portfolio screen.

Analysis
Master View is equipped with a set of tools to perform statistical analysis and isolate market trends. The following options may be performed independently from properties in the database:

  • Predictions
  • Indexing
  • Mortgage Amortization

Master View in Practice
SFASB 121 - Master View provides an effective and cost effective means of implementing and corroborating 121 issues for both the client and the auditor.

SFASB 114 - Master View helps identify and evaluate the collectability and value of real estate collateralized loans.

AICPA SOP-78-9, APB-18 and Investors' Interests In Unconsolidated Real Estate Partnerships - Master View provides an effective approach for valuing general and limited partnership interests in real estate partnerships.

AICPA SOP 94-6 - Master View assists the professional in preparing estimates and meeting disclosure requirements.

IPO REIT REMIC - Master View is a cost effective tool to perform agreed upon procedures or produce special reports for IPO, REIT, or REMIC engagements. It also prepares prior performance tables necessary for SEC filings.

Current Value - Due to Master View's use of market information, it provides a comprehensive approach to preparing current value reports.

Management Consulting - Master View contains a host of analytical and statistical tools useful in securitization, valuation, risk assessment, litigation support, special engagements and extended services to clients. The user may even select the target value of the property and the software will calculate the appropriate CAP, discount or band of rates. The portfolio adjustment and consolidation functions provide quick and accurate sensitivity analysis.

Working With Clients - Master View's use of comma or space delimited text files makes it easy to work with software and data from various clients.
